What information will I get from a South Australian lands title search?
A title search will retrieve an authorised copy of both the plan and the certificate of title held by SA Lands, confirming ownership, land description and constraints.

What information do I need to provide to search for a land title?
There are currently three options available for searching for a South Australian land title via our online service:
Search by street address
This is our recommended method of searching for a land title. Simply enter a full or partial street address and we’ll retrieve a list of all available titles (current and cancelled) for properties matching that address, free of charge.
You can then browse the list of available titles and select as many as you require. Each title you order will incur a separate charge, and we’ll show you the total cost before you place your order.
Search by volume/folio (title reference)
This method will search the South Australian title registry for an exact match. You should only use this search method if you are certain that the volume/folio details you have will return the land title you require.
Simply select the appropriate title register, then enter the volume and folio number.
It is possible to receive cancelled titles when searching by volume/folio. If you need a current title only, we recommend searching by Street address to see all titles associated with a property. This way, you’ll be able to select the current title with confidence.
Search by plan/parcel
At this stage, title searches by plan/parcel must be completed via our document ordering system. This is a manually processed search which works in a similar way to searching by volume/folio.
Simply click the button to go to our document ordering system where you can provide the necessary search details – plan type, plan number, and parcel number. Our service centre staff will process your search and return the results to you by email.
What does it mean if a title is cancelled?
Titles may be cancelled as a result of a land subdivision, amalgamation, or where a transaction may require Land Services SA to issue a new certificate of title.
Depending on your individual needs, a cancelled title may still be useful in place of or in addition to the current title/s.
What can the land title be used for?
Land titles are typically used for:
- Checking current ownership and share portions
- Checking constraints such as easements and encumbrances
- Home buyer and investor research
- Research by agents
- Required for development and planning applications
- Completing lodgement forms for registration
- Legal matters
How will I receive my results?
There are multiple ways to obtain your results once you have completed your search and arrived at the My results page.
You’ll be able to download the individual land titles as PDFs, as soon they are returned from Land Services SA. If you have searched for multiple land titles, we’ll also provide a ZIP archive containing all successfully returned land titles.
You can also request an email containing all successful land titles as individual PDF attachments.
If you need to download additional copies of your results at a later date, you can access your past search results from the Inbox/My results section of the Confirm website. A link to this section can be found in the Confirm header menu available on all pages.
Once arriving in the Inbox/My results section, select the Application “SALO – SA Land Searches” and enter date and time details to see your past South Australian land search results.
